Demolition in Broward County, planned before anything comes down

Most demolition problems start before the excavator arrives: a live line nobody capped, an asbestos survey nobody ordered, a permit stuck on a missing disconnect letter. Romco Builders plans those first, then quotes the work. Any type, any size.

  • A licensed Florida general contractor
  • Any type of demolition, any size quoted
  • Permit pulled as contractor of record
  • Asbestos work coordinated with licensed firms

Why it goes wrong

The machine is the easy part

A demolition is mostly paperwork, sequence and coordination. The day the walls come down is short. The weeks before it decide whether that day goes to plan.

Surveys before the first cut

Asbestos rules for regulated demolitions call for an inspection first. A licensed consultant does the survey; a licensed abatement firm removes anything it finds. We schedule both into the job.

Disconnects that are actually done

Power, water, sewer and gas are disconnected by the utilities, not by us. We chase the letters the building department asks for, because a missing one stops the permit.

A sequence for what stays

On a selective or interior job, the hard part is what remains: the neighbor's party wall, the slab you are keeping, the condo unit below. The sequence protects it first.

Site engineering in-house

Romco self-performs dewatering, Support of Excavation and deep foundations, including in tidal ground. When demolition opens a hole below the water table, that matters.

What we quote

Any type of demolition, including

From one interior wall in an occupied office to a full building on a tight lot. If your job is not listed, call and describe it.

How a job runs

Six steps, in this order

  1. Send the address and the scope

Call, or use the quote form with photos or drawings. Tell us what has to go and what has to stay.

  2. We walk the site

We look at the structure, the utilities, access for equipment and trucks, and what sits next door.

  3. Written scope and quote

The quote names what is removed, what is protected, what is hauled away, and what depends on survey results.

  4. Surveys, permit and disconnects

Asbestos survey where required, utility disconnects, and the demolition permit from your city's building department.

  5. Demolition and haul-off

Work follows the agreed sequence. Debris is hauled to permitted disposal facilities, with the load records kept.

  6. Final inspection

The building department closes the permit. You get a clear site, or the shell you asked for.

Questions

Before you call

What does a demolition cost?

Every job is quoted from a site visit, or from photos and drawings when that is enough to see the scope. The number depends on what the building is made of, its size and height, what the asbestos survey finds, which utilities must be disconnected, access for equipment, how close the neighbors are, what stays and what goes, and where the debris is hauled. We do not publish prices, because two jobs that look alike rarely are.

What size of job will you take on?

Any size. We quote one interior wall, a shed, a pool or a slab, and we quote a full building, including selective and structural demolition. Tell us what is there and what has to remain, and we will price the scope as described.

Do I need a permit for demolition?

Almost always, for anything structural. A permit is generally required to demolish a building or any part of one, and each city's building department sets its own checklist. When you hire Romco, we prepare and file the permit as the contractor of record and schedule the inspections through final. Confirm the requirements for your property with the building department.

What happens with asbestos before demolition?

The building is surveyed first by an independent licensed consultant, because federal rules require a thorough asbestos inspection before a regulated demolition and the county's notice depends on it. If the survey finds asbestos that the work will disturb, a licensed abatement firm removes it. Romco coordinates both; we are not an abatement contractor.

How long does a demolition take?

We do not quote durations before the facts are in. The schedule depends on permit review in your city, how quickly the utility disconnect letters arrive, what the asbestos survey finds and any notice period that follows, association approvals, and the size and construction of the building. Once those are known, we give you a sequence with the dependencies named.

Is Romco Builders licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. Work that needs its own license, such as asbestos abatement, electrical disconnects or tree removal, is done by firms that hold that license, and we coordinate them under one schedule.

Who disconnects the utilities before demolition?

The utilities and the licensed trades do. FPL disconnects electric service, the gas provider removes or caps the gas service, the water provider pulls the meter, and a licensed plumber caps the sewer or a septic tank is abandoned under its own permit. We request the disconnect letters, track them, and file the permit once the set is complete.

What happens to the debris?

It is sorted, loaded and hauled to licensed disposal or recycling facilities, and some cities require a particular franchised hauler. Concrete and metal are commonly separated from mixed debris. Asbestos waste, where there is any, travels separately with the abatement firm under its own rules. The haul and disposal are priced in the quote as their own line.

Which cities in Broward County do you work in?

All of Broward County: every city from Deerfield Beach to Hallandale Beach and west to Parkland, Weston and Miramar, plus the unincorporated areas. We are headquartered in Fort Lauderdale. Each city has its own building department, and we work to the checklist of the one that holds your property.

Can part of a building be removed while the rest stays in use?

Often, yes, with the right sequence. Selective and interior demolition is planned around what stays: shoring designed by an engineer where structure is removed, dust and debris separation from occupied space, and working hours agreed with the owner or association. We set that plan before the first wall is opened.
