Garage, shed and carport demolition · Broward County
Garage, shed, carport and screen enclosure demolition in Broward County
Small structures cause outsized trouble. A shed has a live circuit buried to it, a carport is tied into the house roof, and a screen enclosure is bolted to a pool deck that has to stay intact.

Owners often assume a small demolition needs no permit. In Broward, many cities require one to remove a detached garage, an attached carport or a screen enclosure, and an unpermitted removal can surface later at a sale or an insurance inspection. Each city sets its own rule, so we check before pricing.
Attachment is the technical problem. A carport or screen room fastened to the fascia or the house wall leaves holes, missing flashing and sometimes a damaged roof edge when it comes off. We plan the detachment so the house is left weather-tight, and you know beforehand what repair the wall or roof will need.
What stays behind matters as much as what goes. Slabs, footings, buried conduit and old plumbing lines are either in the scope or they are not, and we write down which. Send photos of the structure and where it meets the house, and we will price the removal and the patch.
Order of work
- Photograph the structure and how it connects to the house or deck.
- Confirm the permit requirement with the city and any HOA approval.
- Have electrical, plumbing or gas lines made safe by the licensed trades.
- Detach from the house first, protecting the wall and the roof edge.
- Take down the structure, separating aluminum and steel for recycling.
- Remove the slab or pad if it is in the scope.
- Patch the attachment point and leave the area graded and clean.
Where it goes wrong
What usually goes wrong, and how we control it
Buried circuits and lines
Detached garages and sheds are often fed by underground wiring or water lines. A licensed electrician or plumber makes them safe at the source before we cut.
Damage where it meets the house
Pulling a carport or enclosure off the house can tear fascia, soffit or stucco. We unbolt and cut at the connection instead, and the repair can be priced into the same job.
A slab left in the way
A shed slab or carport pad left in place can block the next use of the yard. Whether it stays or goes is settled in the scope, and if it goes it comes out to grade.
Association and zoning rules
An HOA or city zoning can control what replaces the structure, and sometimes the removal itself. We raise that question early so the demolition does not run ahead of an approval you need.
The limits
Electrical, plumbing and gas make-safe is done by licensed trades and coordinated by us. Older sheds and carports with cement panels or old roofing may need an asbestos survey by an independent licensed consultant first. Confirm permit needs with the city’s building department.
Questions
About garage, shed and carport demolition
Do I need a permit to tear down a shed or carport in Broward?
It depends on the city and the structure. Many Broward cities require one for detached garages and attached carports, and some for larger sheds. Confirm with the city’s building department; we check before pricing.
Can a screen enclosure come off without damaging the pool deck?
That is the plan. The enclosure is unbolted at its base anchors and the holes are filled, rather than cut in a way that cracks the deck. If the deck is already cracked, we photograph it first and tell you.
Is a job this small worth a quote?
Yes. We quote any size of demolition, and a small structure gets the same scope, permit check and coordination as a large one.
What does a demolition cost?
Every job is quoted from a site visit, or from photos and drawings when that is enough to see the scope. The number depends on what the building is made of, its size and height, what the asbestos survey finds, which utilities must be disconnected, access for equipment, how close the neighbors are, what stays and what goes, and where the debris is hauled. We do not publish prices, because two jobs that look alike rarely are.
What size of job will you take on?
Any size. We quote one interior wall, a shed, a pool or a slab, and we quote a full building, including selective and structural demolition. Tell us what is there and what has to remain, and we will price the scope as described.
Is Romco Builders licensed?
Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. Work that needs its own license, such as asbestos abatement, electrical disconnects or tree removal, is done by firms that hold that license, and we coordinate them under one schedule.
How a job runs
Six steps, in this order
Send the address and the scope
Call, or use the quote form with photos or drawings. Tell us what has to go and what has to stay.
We walk the site
We look at the structure, the utilities, access for equipment and trucks, and what sits next door.
Written scope and quote
The quote names what is removed, what is protected, what is hauled away, and what depends on survey results.
Surveys, permit and disconnects
Asbestos survey where required, utility disconnects, and the demolition permit from your city's building department.
Demolition and haul-off
Work follows the agreed sequence. Debris is hauled to permitted disposal facilities, with the load records kept.
Final inspection
The building department closes the permit. You get a clear site, or the shell you asked for.
