Interior demolition in Broward County
An interior strip-out is hard because the building stays alive around it. Sprinklers, fire alarms, shared risers and the tenant next door all keep running while one space comes down to the shell.

Most of the risk sits in what the drawings do not show. A wall that looks like a partition carries a sprinkler main, a ceiling hides a fire alarm loop serving three floors, and a floor penetration turns out to be a shared drain. We open up selectively, confirm what is live, and tag it before the general strip-out starts.
In Broward condo towers and office buildings, the association or property manager usually sets the rules: working hours, elevator reservations, protection of common corridors, and the paperwork they want from every contractor on site. Those rules shape the schedule more than the demolition does. So we ask for them before we price the work.
One South Florida detail costs money quietly. Once the ceiling is open and the air conditioning is off, a closed suite holds humidity, and drywall or framing that stays can grow mold before the next trade arrives. We keep air moving where finishes stay, and we write that into the scope.
The strip-out also sets up the build-out. We agree the scope line in writing (what stays, what goes, what is capped and where) so the next crew starts from a shell that matches the drawings. Send the floor plan, the lease exhibit or a few photos, and we will price the scope as drawn.
Order of work
- Walk the space with the floor plan and the building’s contractor rules.
- Confirm the asbestos survey, or arrange one with a licensed consultant.
- Identify and tag live sprinkler, alarm, electrical and plumbing lines.
- Coordinate shutdowns, impairments and cap-offs with the licensed trades.
- Pull the permit with the city’s building department where one is required.
- Strip out in sequence, separating debris for recycling and disposal.
- Turn over a broom-clean shell and walk it with the next contractor.
Where it goes wrong
What usually goes wrong, and how we control it
Live sprinkler and alarm lines
Cutting a sprinkler branch or an alarm loop can flood a floor or put the whole building into alarm. We confirm what is live with building engineering, and any impairment or shutdown is handled by the licensed fire sprinkler or alarm contractor under the building’s procedure.
Dust and noise in an occupied building
Neighbors notice dust long before they notice progress. We seal the space, protect corridors and elevators, and keep loud work inside the hours the building allows.
Hidden materials in older finishes
Floor tile, mastic, joint compound and ceiling texture in older Broward buildings can contain asbestos. If no survey exists, an independent licensed consultant does one before anything is broken open.
Arguments at the shell line
Landlords and tenants often read “back to shell” differently. A written scope listing every element to remove, protect or cap moves that conversation to before the work starts.
The limits
Sprinkler and alarm impairments, electrical make-safe and plumbing cap-offs are licensed work done by those trades, and we coordinate them. Whether a strip-out needs its own permit depends on the city and the scope, so confirm it with that city’s building department.
Questions
About interior demolition
Do I need a permit for interior demolition in Broward County?
Often, yes, especially when walls, plumbing, electrical or fire systems are affected. Each Broward city sets its own threshold, so the answer belongs to the city where the space is. We confirm it before pricing.
Can you work in an occupied condo or office building?
Yes. Most interior work in Broward happens in buildings that stay open. We plan the sequence around the association’s hours, elevator bookings and corridor protection, and that coordination is in the price from the start.
What is left when the strip-out is finished?
The shell agreed in the scope: structure, the services marked to stay, and capped lines where services came out. The space is broom-clean and walked with you or the next contractor at turnover.
What does a demolition cost?
Every job is quoted from a site visit, or from photos and drawings when that is enough to see the scope. The number depends on what the building is made of, its size and height, what the asbestos survey finds, which utilities must be disconnected, access for equipment, how close the neighbors are, what stays and what goes, and where the debris is hauled. We do not publish prices, because two jobs that look alike rarely are.
What size of job will you take on?
Any size. We quote one interior wall, a shed, a pool or a slab, and we quote a full building, including selective and structural demolition. Tell us what is there and what has to remain, and we will price the scope as described.
Is Romco Builders licensed?
Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. Work that needs its own license, such as asbestos abatement, electrical disconnects or tree removal, is done by firms that hold that license, and we coordinate them under one schedule.
How a job runs
Six steps, in this order
Send the address and the scope
Call, or use the quote form with photos or drawings. Tell us what has to go and what has to stay.
We walk the site
We look at the structure, the utilities, access for equipment and trucks, and what sits next door.
Written scope and quote
The quote names what is removed, what is protected, what is hauled away, and what depends on survey results.
Surveys, permit and disconnects
Asbestos survey where required, utility disconnects, and the demolition permit from your city's building department.
Demolition and haul-off
Work follows the agreed sequence. Debris is hauled to permitted disposal facilities, with the load records kept.
Final inspection
The building department closes the permit. You get a clear site, or the shell you asked for.
