Demolition in Lauderdale-By-The-Sea

Lauderdale-By-The-Sea is a small barrier-island town that has capped most new construction at low-rise heights since 1973. That rule shapes what replaces a demolished building, and on the beach side the Coastal Construction Control Line shapes how the old one comes down.

Seaward of the CCCL, Florida DEP requires a permit for work that alters, excavates or constructs, unless an exemption applies, and the program weighs effects on the beach, the dune and sea turtles. On a beach lot that can mean state review for the demolition and again for whatever is built next.

The town contracts its Building Division services to CAP Government, whose staff review applications and inspect work. Applications are filed online, with Broward County approvals through ePermits OneStop, and every contractor and subcontractor must be registered with the Building Division before a permit issues.

Town code also limits how long a project can occupy a site, with material, equipment and debris cleared within a set period from the first permit. We plan the demolition so the site is never waiting on us.

How a job runs

Six steps, in this order

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. The order below is the same for a shed and for a building.

  1. Send the address and the scope

Call, or use the quote form with photos or drawings. Tell us what has to go and what has to stay.

  2. We walk the site

We look at the structure, the utilities, access for equipment and trucks, and what sits next door.

  3. Written scope and quote

The quote names what is removed, what is protected, what is hauled away, and what depends on survey results.

  4. Surveys, permit and disconnects

Asbestos survey where required, utility disconnects, and the demolition permit from your city's building department.

  5. Demolition and haul-off

Work follows the agreed sequence. Debris is hauled to permitted disposal facilities, with the load records kept.

  6. Final inspection

The building department closes the permit. You get a clear site, or the shell you asked for.

Questions

Demolition in Lauderdale-By-The-Sea

Does the CCCL apply to every property in Lauderdale-By-The-Sea?

No. It applies to land seaward of the line DEP has set for Broward County, which means beachfront parcels. Property landward of the line answers to the town's permit alone. DEP's CCCL program can confirm where a parcel sits, and we check before quoting a beach lot.

What does a demolition cost?

Every job is quoted from a site visit, or from photos and drawings when that is enough to see the scope. The number depends on what the building is made of, its size and height, what the asbestos survey finds, which utilities must be disconnected, access for equipment, how close the neighbors are, what stays and what goes, and where the debris is hauled. We do not publish prices, because two jobs that look alike rarely are.

What happens with asbestos before demolition?

The building is surveyed first by an independent licensed consultant, because federal rules require a thorough asbestos inspection before a regulated demolition and the county's notice depends on it. If the survey finds asbestos that the work will disturb, a licensed abatement firm removes it. Romco coordinates both; we are not an abatement contractor.

How long does a demolition take?

We do not quote durations before the facts are in. The schedule depends on permit review in your city, how quickly the utility disconnect letters arrive, what the asbestos survey finds and any notice period that follows, association approvals, and the size and construction of the building. Once those are known, we give you a sequence with the dependencies named.
