Commercial demolition in Broward County

Commercial demolition rarely stalls at the machine. It stalls at the utility disconnect letters, the asbestos survey, the city permit reviewer, and the neighbor who shares a wall. We plan those before we schedule equipment.

Broward has 31 municipalities, and most run their own building department with their own demolition checklist. Fort Lauderdale, Hollywood and Pompano Beach do not ask for the same documents in the same order, and unincorporated parcels go through the county. We start from the city’s list, not a generic one.

Strip centers and attached retail add a second problem: the building next door stays open. Party walls, shared roofs and common utility rooms need a separation plan before the first bay comes down. The structure that remains has to be weather-tight at the end of every working day.

On larger sites the demolition is the first phase of a build. Romco self-performs site engineering, including dewatering, Support of Excavation (the temporary walls that hold back soil and water), and deep foundations. So slab and foundation removal can be planned with the next phase already in view. Send the address and what has to go.

Order of work

  1. Review the site, the survey and any existing drawings with you.
  2. Order the asbestos survey from an independent licensed consultant.
  3. Request disconnects from FPL, the water utility and the gas provider.
  4. Assemble the permit package for the city or the county.
  5. Abate, separate shared structure and set up site protection.
  6. Demolish in sequence, sorting debris for recycling and disposal.
  7. Remove slabs and foundations to the agreed depth and grade the site.

Where it goes wrong

What usually goes wrong, and how we control it

Disconnects that are not finished

FPL, the water utility and the gas provider each run their own disconnect process, and the permit usually waits for proof from all of them. We request disconnects at the start and track each one, though the utilities set their own pace.

Asbestos found halfway through

Older commercial buildings carry asbestos in roofing, flooring and pipe insulation. An independent licensed consultant surveys before demolition, and a licensed abatement firm removes any regulated material before the structure comes down.

Shared walls and open neighbors

Taking down one bay of a strip center can expose a neighbor’s wall to weather and to loads it was never designed for. Separation cuts, temporary protection and any engineer-designed bracing are planned before work starts.

Debris volume and disposal

A commercial building produces more concrete, steel and roofing than most owners expect. We separate it on site so steel and concrete go to recyclers, and we keep disposal records for your file.

The limits

Abatement is done by a licensed asbestos abatement firm, disconnects by the utilities, and bracing design by a licensed engineer. We coordinate each. Permit requirements belong to the city or the county, so confirm them with that building department.

Questions

About commercial demolition

How do you price commercial demolition?

From the building, not a square-foot guess: structure type, materials, survey results, utility conditions, access, and how deep the foundations come out. We walk the site before we give a number.

Can one part of a strip center come down while other tenants stay open?

It can, with a separation plan, protection for the walls that stay, and access that keeps customers clear of the work. We plan that first, and we tell you if the site does not allow it.

What happens to the slab and foundations?

That is your decision, and it should match what comes next. Some owners want everything out to clean fill; others keep a slab for parking. The depth and the finish grade go into the written scope.

What does a demolition cost?

Every job is quoted from a site visit, or from photos and drawings when that is enough to see the scope. The number depends on what the building is made of, its size and height, what the asbestos survey finds, which utilities must be disconnected, access for equipment, how close the neighbors are, what stays and what goes, and where the debris is hauled. We do not publish prices, because two jobs that look alike rarely are.

What size of job will you take on?

Any size. We quote one interior wall, a shed, a pool or a slab, and we quote a full building, including selective and structural demolition. Tell us what is there and what has to remain, and we will price the scope as described.

Is Romco Builders licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. Work that needs its own license, such as asbestos abatement, electrical disconnects or tree removal, is done by firms that hold that license, and we coordinate them under one schedule.

How a job runs

Six steps, in this order

  1. Send the address and the scope

Call, or use the quote form with photos or drawings. Tell us what has to go and what has to stay.

  2. We walk the site

We look at the structure, the utilities, access for equipment and trucks, and what sits next door.

  3. Written scope and quote

The quote names what is removed, what is protected, what is hauled away, and what depends on survey results.

  4. Surveys, permit and disconnects

Asbestos survey where required, utility disconnects, and the demolition permit from your city's building department.

  5. Demolition and haul-off

Work follows the agreed sequence. Debris is hauled to permitted disposal facilities, with the load records kept.

  6. Final inspection

The building department closes the permit. You get a clear site, or the shell you asked for.
