Wilton Manors, Broward County
Demolition in Wilton Manors
Wilton Manors calls itself the Island City because the north and south forks of the Middle River wrap around it. Its demolition checklist reflects that: the survey must show every body of water abutting the property, and the plans must show where water and sewer will be capped.
Edward Willingham platted the first unit of Wilton Manors in 1925, and the Florida Legislature created the city in 1953. Much of the housing is postwar single-family stock on modest lots, many of them on the river.
The checklist is thorough. It asks for an asbestos survey report alongside the Broward County asbestos statement, an FPL disconnect letter, proof that a licensed contractor recovered refrigerant from the air conditioning units, documentation that fire sprinklers are out of service where they exist, a temporary fence permit, and an erosion and sediment control plan. Where an HOA governs the property, its approval goes in too.
On a riverfront lot, erosion control has a direct purpose: keeping demolition silt out of the Middle River. We set it before the first wall comes down.

Questions
Demolition in Wilton Manors
Why does Wilton Manors want an erosion control plan for a house demolition?
Because the city sits between two forks of the Middle River, and loose soil from a demolition site runs off toward the water. The checklist requires an erosion and sediment control plan, and the survey has to show any water abutting the lot. We install the controls before demolition starts and keep them until the site is stable.
What does a demolition cost?
Every job is quoted from a site visit, or from photos and drawings when that is enough to see the scope. The number depends on what the building is made of, its size and height, what the asbestos survey finds, which utilities must be disconnected, access for equipment, how close the neighbors are, what stays and what goes, and where the debris is hauled. We do not publish prices, because two jobs that look alike rarely are.
What happens with asbestos before demolition?
The building is surveyed first by an independent licensed consultant, because federal rules require a thorough asbestos inspection before a regulated demolition and the county's notice depends on it. If the survey finds asbestos that the work will disturb, a licensed abatement firm removes it. Romco coordinates both; we are not an abatement contractor.
How long does a demolition take?
We do not quote durations before the facts are in. The schedule depends on permit review in your city, how quickly the utility disconnect letters arrive, what the asbestos survey finds and any notice period that follows, association approvals, and the size and construction of the building. Once those are known, we give you a sequence with the dependencies named.
