Selective demolition in Broward County
Selective demolition is the hardest kind to price honestly. Part of the building comes out, the rest has to stay standing, dry and in use, and the line between them is rarely where the drawings put it.

The question that matters is load. A block wall in an older Broward house can be carrying a roof beam that was never drawn, and an addition from a later decade is often tied into the original structure in ways no permit set records. Before we cut, a Florida-licensed engineer confirms what the element carries and how it will be supported.
Sequence comes next. Temporary shoring, meaning the posts and beams that carry load while the permanent element is gone, goes in before anything comes out. Openings are saw-cut rather than broken where vibration would crack finishes that stay. And weather protection is on site before a roof or an exterior wall is opened.
The remaining building has to meet the Florida Building Code and suit the trade that builds next. That means clean edges, exposed reinforcement reported to the engineer, and a written record of what we found behind the finishes. Mark up a photo or a plan with what has to come out, and we will price the removal and the shoring together.
Order of work
- Walk the building with you and mark exactly what comes out and what stays.
- Have a licensed engineer confirm loads and design the shoring.
- Pull the permit with the city’s building department.
- Make services in the removal zone safe through the licensed trades.
- Install shoring, room protection and temporary dry-in.
- Remove the element in the agreed sequence, cutting where finishes stay.
- Leave a clean, documented edge for the trade that builds next.
Where it goes wrong
What usually goes wrong, and how we control it
Unknown load paths
Partitions turn out to be bearing, and bearing walls turn out to carry more than expected. No structural element comes out until the engineer has confirmed it and the shoring is in place.
Damage to what stays
Vibration, dust and water travel into rooms that are meant to be untouched. We cut rather than hammer where finishes stay, protect adjacent rooms, and photograph conditions before work starts.
Weather getting in
Opening a roof or a wall ahead of a South Florida afternoon storm turns a small scope into an insurance claim. Temporary dry-in is planned and on site before the opening is made.
Services inside the wall
Walls carry wiring, plumbing and sometimes gas. The licensed trades identify and make those lines safe before the cut, so the saw is not the thing that finds them.
The limits
Engineering design and sign-off come from a Florida-licensed engineer, and utility work comes from the licensed trades; we coordinate both. We do not assume a wall is non-bearing because it looks thin.
Questions
About selective demolition
Is the wall I want removed load-bearing?
Sometimes the answer is obvious. Often it is not, especially in houses with additions. We treat every wall as a question for the engineer until it is answered, because guessing is how ceilings drop.
Can we stay in the building during the work?
In many cases, yes, with the work zone sealed and the sequence planned around access. Where the shoring or the dust makes that unwise, we say so before the job is priced.
Can the rebuild sit under the same contract?
It can. Romco is a licensed Florida general contractor, so the removal and the work that follows can be one scope. Some owners prefer separate contracts, and we price either way.
What does a demolition cost?
Every job is quoted from a site visit, or from photos and drawings when that is enough to see the scope. The number depends on what the building is made of, its size and height, what the asbestos survey finds, which utilities must be disconnected, access for equipment, how close the neighbors are, what stays and what goes, and where the debris is hauled. We do not publish prices, because two jobs that look alike rarely are.
What size of job will you take on?
Any size. We quote one interior wall, a shed, a pool or a slab, and we quote a full building, including selective and structural demolition. Tell us what is there and what has to remain, and we will price the scope as described.
Is Romco Builders licensed?
Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. Work that needs its own license, such as asbestos abatement, electrical disconnects or tree removal, is done by firms that hold that license, and we coordinate them under one schedule.
How a job runs
Six steps, in this order
Send the address and the scope
Call, or use the quote form with photos or drawings. Tell us what has to go and what has to stay.
We walk the site
We look at the structure, the utilities, access for equipment and trucks, and what sits next door.
Written scope and quote
The quote names what is removed, what is protected, what is hauled away, and what depends on survey results.
Surveys, permit and disconnects
Asbestos survey where required, utility disconnects, and the demolition permit from your city's building department.
Demolition and haul-off
Work follows the agreed sequence. Debris is hauled to permitted disposal facilities, with the load records kept.
Final inspection
The building department closes the permit. You get a clear site, or the shell you asked for.
