Sunrise, Broward County

Demolition in Sunrise

In Sunrise, the gas meter often belongs to the city. The Sunrise Gas System, which the city describes as the only city-owned gas utility operating in South Florida, serves homes and businesses in Sunrise and parts of neighboring cities, so the gas disconnect for a demolition is a request to City Hall.

That changes the paperwork more than the work. The gas letter comes from the city's gas office rather than a private utility, and we open that request the day the contract is signed, alongside the electric and water letters, so the permit application goes in complete.

The Building Division issues a permit only after every applicable discipline has approved the application: structural, electrical, plumbing, mechanical and fire. Wednesday mornings are set aside as Professional Day, when plans examiners answer questions without appointments. That is the right place to settle a structural question on a partial demolition before it becomes a rejection.

Sunrise mixes large condominium communities, single-family streets and the commercial land around Sawgrass Mills. Interior demolition in a condominium starts with the association's approval and its rules for hours, elevators and container placement.

The permit in Sunrise

City of Sunrise Building Division

Plans are reviewed for Florida Building Code compliance, and a permit is issued only after approval by every applicable discipline. Gas service in much of the city comes from the city-owned Sunrise Gas System, so gas disconnect letters come from the city.

How a job runs

Six steps, in this order

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. The order below is the same for a shed and for a building.

  1. Send the address and the scope

Call, or use the quote form with photos or drawings. Tell us what has to go and what has to stay.

  2. We walk the site

We look at the structure, the utilities, access for equipment and trucks, and what sits next door.

  3. Written scope and quote

The quote names what is removed, what is protected, what is hauled away, and what depends on survey results.

  4. Surveys, permit and disconnects

Asbestos survey where required, utility disconnects, and the demolition permit from your city's building department.

  5. Demolition and haul-off

Work follows the agreed sequence. Debris is hauled to permitted disposal facilities, with the load records kept.

  6. Final inspection

The building department closes the permit. You get a clear site, or the shell you asked for.

Questions

Demolition in Sunrise

Who disconnects the gas before a demolition in Sunrise?

Where the property is on the Sunrise Gas System, the city's own gas utility does. Sunrise owns its gas system, which also serves parts of Tamarac, Lauderhill and the Bonaventure section of Weston. We request that disconnect along with the electric and water letters so the permit application is complete when it is filed.

What does a demolition cost?

Every job is quoted from a site visit, or from photos and drawings when that is enough to see the scope. The number depends on what the building is made of, its size and height, what the asbestos survey finds, which utilities must be disconnected, access for equipment, how close the neighbors are, what stays and what goes, and where the debris is hauled. We do not publish prices, because two jobs that look alike rarely are.

What happens with asbestos before demolition?

The building is surveyed first by an independent licensed consultant, because federal rules require a thorough asbestos inspection before a regulated demolition and the county's notice depends on it. If the survey finds asbestos that the work will disturb, a licensed abatement firm removes it. Romco coordinates both; we are not an abatement contractor.

How long does a demolition take?

We do not quote durations before the facts are in. The schedule depends on permit review in your city, how quickly the utility disconnect letters arrive, what the asbestos survey finds and any notice period that follows, association approvals, and the size and construction of the building. Once those are known, we give you a sequence with the dependencies named.
