Demolition in Hollywood

Joseph W. Young laid Hollywood out in the 1920s as a planned city, and parts of that plan are now protected. A lot in the Lakes Area historic district, or a building in the Hollywood Boulevard Historic Business District, can carry review that a newer house elsewhere in the city does not.

The Lakes Area Historic Multiple Resource Listing District has come before the city's Historic Preservation Board for certificates of appropriateness. The Hollywood Boulevard Historic Business District, between 21st Avenue and Young Circle, has been on the National Register of Historic Places since 1999. A National Register listing and a local designation carry different obligations, so the first task on an older Hollywood property is finding out which applies, if either.

Hollywood's Building Division takes applications through ePermitsOneStop, which carries the city permit and the related Broward County approvals in one submittal. The county asbestos statement is one of those pieces, and it is filed before the permit issues, not after.

We open a Hollywood job with a records check on the parcel: designation, open permits, and what the current survey shows. Then the scope is priced.

City of Hollywood Building Division

The Building Division handles applications, payments and inspection scheduling online, and ePermitsOneStop lets an applicant obtain the Hollywood permit and associated Broward County permits in one process. Historic review, where it applies, runs through the city's planning staff and Historic Preservation Board.

How a job runs

Six steps, in this order

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. The order below is the same for a shed and for a building.

  1. Send the address and the scope

Call, or use the quote form with photos or drawings. Tell us what has to go and what has to stay.

  2. We walk the site

We look at the structure, the utilities, access for equipment and trucks, and what sits next door.

  3. Written scope and quote

The quote names what is removed, what is protected, what is hauled away, and what depends on survey results.

  4. Surveys, permit and disconnects

Asbestos survey where required, utility disconnects, and the demolition permit from your city's building department.

  5. Demolition and haul-off

Work follows the agreed sequence. Debris is hauled to permitted disposal facilities, with the load records kept.

  6. Final inspection

The building department closes the permit. You get a clear site, or the shell you asked for.

Questions

Demolition in Hollywood

How do I know whether my Hollywood property is in a historic district?

Ask before you plan. The Lakes Area historic district has required certificates of appropriateness from the Historic Preservation Board, and the Hollywood Boulevard business district is listed on the National Register. The city's planning staff can confirm a parcel's status. We ask that question before we quote, because it can add a review step ahead of the permit.

What does a demolition cost?

Every job is quoted from a site visit, or from photos and drawings when that is enough to see the scope. The number depends on what the building is made of, its size and height, what the asbestos survey finds, which utilities must be disconnected, access for equipment, how close the neighbors are, what stays and what goes, and where the debris is hauled. We do not publish prices, because two jobs that look alike rarely are.

What happens with asbestos before demolition?

The building is surveyed first by an independent licensed consultant, because federal rules require a thorough asbestos inspection before a regulated demolition and the county's notice depends on it. If the survey finds asbestos that the work will disturb, a licensed abatement firm removes it. Romco coordinates both; we are not an abatement contractor.

How long does a demolition take?

We do not quote durations before the facts are in. The schedule depends on permit review in your city, how quickly the utility disconnect letters arrive, what the asbestos survey finds and any notice period that follows, association approvals, and the size and construction of the building. Once those are known, we give you a sequence with the dependencies named.
